Mortgage Payment Tables:

Using Mortgage Payment Tables to Determine if a Home is Affordable

The Need for Monitoring Your Mortgage

Every since the subprime meltdown, the value of using mortgage payment tables has moved to the forefront of the home lending market. Many people are familiar with a home mortgage rate calculator; it can be used to determine what you payment will be. However, when it comes to figuring out what your mortgage payment can be for a range of amounts and interest rates, that is where mortgage payment tables come in.

The Data You Need

So, first off, you need to have an idea as to what amount you are going to have to finance through the lender. This is a function of how much down payment you can manage to scrape up, and what the price ranges are of the homes you are looking at.

Next, you have to know what sort of interest rate you can expect to get. Ideally, you want the range to be as small as possible; a single percentage point, if you can. That way, the table will be much more accurate. You will also need to know the term of the mortgage, how long you plan to have it run; twenty to thirty years is typical.

Creating the Table

Once you have all the necessary data, you can create the mortgage payment tables. The easiest place to find and create one, is on the Internet. You can use a search engine to find any decent one, and then it is just a matter of feeding in the information.

First, you enter the amount of money you are looking to finance, the minimum and the maximum. Next, you put in the range of interest rates. Finally, you enter the number of years that the mortgage will run.

After that, you click the “calculate” button, and the mortgage payment tables are generated. Generally, you are presented with a table that has a column for the principal, going from lowest to highest, in regular intervals, and then the subsequent columns show the payment for the loan amount running from the lowest interest rate to the highest. Thus you are very quickly able to see a range of mortgage payments, and figure out which is best for your situation.
